"Is the contact data actually right?"

The only question that matters, so we don't ask you to take our word for it. Every lead carries a confidence score and a receipt you can open. We're honest that we're still measuring right-party accuracy on real calls. That's why the founding cohort exists, and why we'd rather show you a score you can check than a number we can't yet stand behind.

"How do you know when the loan matures?"

Here's what nobody in this business will tell you. For most bank loans, the maturity date isn't in the public record, so nobody can actually sell you a confirmed one. Not us, not the big platforms. The difference is they still print a maturity date and let you assume it's fact. It's a model, same as anyone's, just handed to you unlabeled. We do the opposite. You get the deed facts we can stand behind (lender, amount, when it recorded) and a modeled refi window shown as a range, marked plainly as an estimate. You run the balloon math, because you're better at it than any model, and now you know which numbers are real and which are a guess.

"What do I actually have to do?"

Tell us your market once. That's it. No software to install, no data subscriptions to set up, no learning curve. The finished pack shows up in a sheet, sorted best-first. You make calls.

"Where do the leads come from?"

The county record up, not a list we bought. We start at the recorder's authoritative owner data, pierce the entity to the human, and cross-check the contact across independent sources, then show you the trail. What we won't tell you is the exact recipe. That part's ours.

"Do I have to sign a contract?"

"What exactly do I get in the free sample?"

Your real market, run through the whole pipeline: how many properties we searched, how many owners we confirmed, how many trace to a reachable human, how many clear our confidence bar. Then we unlock three of those leads in full, contact and receipt, so you can pick up the phone and check our work yourself. The rest stay browsable, and unlock at $35 each whenever you want them. One sample per broker, no card, just the county you work and a business email so we know you're real.

"Why not CoStar, Reonomy, or Trepp?"

Enterprise data sells you a library: breadth, at $20–40k a year, plus the analyst to work it. We do the opposite. A finished, call-ready list for the market you actually cover, priced per lead. Different tool for a different job, and a fraction of one deal's fee.

"Why not Clay or an enrichment tool?"

"Is cold outreach to owners legal?"

We flag what we can, like numbers on a do-not-call list, so you call informed, and you always control the outreach. It's a data flag, not legal advice, so check your own posture with counsel.

"Do you sell the same lead to more than one broker?"

No. A lead we hand you is yours: we don't turn around and sell that same owner to the broker down the street. What we don't do is fence off a whole county for one person, because the good markets are big enough for more than one broker and we'd rather earn your renewal than promise you a monopoly.
